2-Ply SBS Roof Replacement – 247 Bridgeland Rd, Toronto Details
Project Description
Project Overview
This commercial roofing project at 247 Bridgeland Road in Toronto involved the complete removal and replacement of an aging roof system that had been experiencing ongoing leaks. The existing assembly had minimal thermal performance and had deteriorated significantly over time, creating risk for the building and its tenants.
Final Roofing Solutions removed and disposed of the failing roof system, inspected the structural deck, and completed all necessary deck repairs before installing a new high-performance insulation and 2-Ply SBS modified bitumen roofing system manufactured by Johns Manville.
The new system dramatically improved both the waterproofing reliability and thermal performance of the building, ensuring long-term protection and reduced energy loss.
Scope of Work
• Removal and disposal of the existing roof system
• Inspection of structural roof deck and completion of required deck repairs
• Supply and installation of new polyisocyanurate insulation to significantly increase the building’s R-value
• Supply and installation of a Johns Manville 2-Ply SBS Modified Bitumen Roof System in accordance with manufacturer specifications
• Installation of all flashing details, terminations, and penetrations to ensure a watertight roofing assembly
• Final inspection and project completion
Project Results
The completed roof system provides:
✔ Long-term waterproofing protection
✔ Improved energy efficiency through upgraded insulation
✔ A durable SBS modified bitumen membrane designed for commercial roofing applications
✔ Reduced risk of future leaks and maintenance issues
The building tenants and property stakeholders now benefit from a modern roofing system designed to perform reliably for many years.
Why a 2-Ply SBS Roofing System?
A 2-Ply SBS modified bitumen roof system is a proven commercial roofing solution widely used across Toronto and the GTA. The multi-layer design provides enhanced durability, redundancy, and resistance to weather exposure compared to single-layer systems.
Benefits include:
• Superior waterproofing protection
• High puncture and impact resistance
• Long service life when installed correctly
• Excellent performance in Canadian freeze-thaw conditions
