817 Kingston Road – Durolast PVC Retrofit Details

Project Description

Durolast PVC Retrofit Roof Replacement at 817 Kingston Road

At 817 Kingston Road, Final Roofing Solutions completed a full Durolast PVC retrofit roofing system, transforming an aging modified bitumen roof into a clean, energy-efficient, and long-lasting commercial flat roof assembly. This project showcases our expertise in sustainable roofing, FM Global–compliant practices, and LEED-aligned building upgrades.

A Smart Retrofit Instead of a Full Tear-Off

The building owner chose a retrofit solution, allowing the existing roof to remain in place. This approach provided major benefits:

  • Significantly reduced landfill waste

  • Lower project cost due to eliminated disposal

  • Faster installation with minimal disruption

  • Improved long-term performance through upgraded materials

Retrofit systems are increasingly preferred for commercial buildings due to their sustainability, cost efficiency, and compatibility with future upgrades—such as solar power, mechanical changes, or improved insulation packages.

Durolast PVC Roofing for Maximum Energy Efficiency

The new roof system features a Durolast PVC membrane, known across North America for its:

  • Exceptional watertight performance

  • Heat-welded seams for superior durability

  • UV reflectivity that lowers cooling costs

  • High FM Global wind-uplift ratings

  • Long-term service life with minimal maintenance

At 817 Kingston Road, the client selected grey PVC for the upper roof to complement the existing shingle roofline, creating a clean and cohesive aesthetic. The lower sections were installed in Durolast white, significantly enhancing the building’s solar reflectance and reducing summertime heat absorption.

Improved Performance, Lower Operating Costs

By upgrading to a Durolast system, the building now benefits from:

  • Lower HVAC costs thanks to reflective PVC

  • Increased roof longevity with modern thermoplastic membrane technology

  • More stable building temperatures

  • A stronger, FM Global–aligned roof assembly

  • A clean surface ready for future solar installations or mechanical upgrades

This project is a strong example of how PVC retrofit systems can modernize older buildings while delivering sustainability and energy savings.

A Roof Built for the Next 20+ Years

With the new Durolast PVC system in place, 817 Kingston Road now has a roofing solution designed to withstand Ontario’s climate, reduce operating expenses, and eliminate the headaches associated with aging bitumen roofs.

Final Roofing continues to help property owners across the GTA make informed decisions that balance durability, sustainability, and long-term value.
